  1. Registered Area (Tapu Metrekaresi)

This is the area officially recorded in the government registry. In many cases, it reflects the ownership share of the land plot rather than the actual dimensions of the property.

  1. Gross Area (Brüt)

This measurement includes not only the internal apartment space but also a proportional share of common building areas.

Examples include:

— staircases
— elevator shafts
— technical rooms
— entrance halls

  1. Net Area (Net)

This represents the actual usable internal living space of the property.

Difference Between Brüt and Net

When analyzing Turkish real estate, the following elements are excluded from the Net area:

— balconies and terraces
— wall thickness and finishing layers
— ventilation shafts and technical voids
— technical and common-use areas

In some regions, balconies and terraces may account for up to 20% of the total property size, although they are not legally classified as living space.

The difference between Brüt and Net measurements in Turkey can reach 30–35%.

For this reason, when calculating price per square meter and investment profitability, investors should rely exclusively on the Net usable area.
